  • What is the average turn-around time for services ordered?

    The majority of our services are processed within:
    • 1-2 business days for HOA Information/data
    • 5-15 business days for HOA documentation including estoppels, questionnaires, and/or governing documents
    • 5 business days or less for Tax Certificates
    • 10 business days or less for municipal lien searches
    Not all documents are recorded, available or accessible and therefore turn-around time, results and information provided may vary or be restricted based on the type and cooperation of the association, management firm and/or municipality and accessibility or availability of documents.
  • What will the results look like?

  • How will I receive my information/documents?

    Your ordered products will be emailed to the email address provided
  • Why may additional fees or costs be applicable?

    Our fees are specifically for HOAHelp.com™ services only and do not include fees and costs sometimes charged by the association, municipality, or other third-parties. You will be charged for such third-party fees and costs in addition to our fees when applicable.

    In the event third-party fees and/or costs are applicable to complete a/an transaction/order, a helpful HOAHelp.com™ associate will contact you prior to incurring any such additional expenses. This gives you the chance to decide whether you wish to continue/proceed with the transaction/order or cancel it before the fee is incurred.

  • What geographical areas does HOAHelp.com™ cover?

    HOAHelp.com™ covers the entire United States including the Common Wealth of Puerto Rico.
  • Does HOAHelp.com™ work for associations?

    No, HOAHelp.com™ does not work for associations and is not a property management company. HOAHelp.com™ is designed to help real estate lawyers, servicers, title companies, financial institutions, investors, individuals and real estate aggregators in addressing their association needs.
  • Does HOAHelp.com™ have a refund policy?

    In the event of a dispute, we will work with each client to ensure complete satisfaction. While refunds may be issued for HOAHelp.com™ fees, third-party fees and costs are non-refundable fees.
  • Why should I use HOAHelp.com™ instead of performing my own searches?

    Identifying the existence of an association prior to purchasing a property can be the difference in saving tens of thousands of dollars.

  • What is a special assessment?

    Special assessments are fees in addition to regular association fees to cover an unexpected cost, cash flow deficiency or capital improvement project not covered by the reserve fund. Special assessments can be used for other purposes, but these are the most common.

    By obtaining financial statements from the association you can readily determine how much an association has in its reserve fund. This will give you an idea if the association has a cushion to cover unplanned expenses. If a healthy reserve is not present, it may be an indicator that a special assessment could be on the horizon.

  • Why should I order an Estoppel?

    An Estoppel Letter or Certificate is a legal document that outlines information regarding what is due and what has not been paid in regards to the HOA, and may also indicate any assessments that are in progress or projected. Estoppels are commonly used by title companies and real estate attorneys verifying closing balances prior to transfer of title. Estoppels are a handy tool for purchasers, investors, managers, etc., who want to know the firm balance of what is owed prior to making payment or forecasting expenses.   • What is an HOA Lien Search?

    A HOA lien search is an easy and affordable way to determine if an association has a lien filed against a property. It is not uncommon for a property owner to pay-off a lien, but yet the lien is not released of record. Conducting a HOA lien search provides you with the confirmation you need to determine whether HOA liens have not yet been released from title.
  • What is the difference between HOA ID Basic, Standard and Premium?

  • What states are considered "Super Lien" states?

    As of August 2015 there are twenty-two (22) states with legislation that affords “super-priority” to the liens available to community associations, making such liens superior to the liens of mortgage loans and other types of liens, to a varying extent. It’s important to note that the "super-priority" privilege varies by state and thus it’s important to know each states requirements.

    Alabama, Alaska, Colorado, Connecticut, Delaware, District of Columbia, Florida, Illinois, Hawaii, Maryland, Massachusetts, Minnesota, Nevada, New Hampshire, New Jersey, Oregon, Pennsylvania, Rhode Island, Tennessee, Vermont, Washington and West Virginia.

  • My property isn’t in a "Super Lien" state. Does that mean I don’t need to take any action?

    Just because a property isn’t in a "Super Lien" state doesn’t mean you are not susceptible to assessments, fees, penalties, attorney fees, collection costs and association foreclosure. The only way to cease these costs is to bring an account current either through payment, negotiation or legal action. Our services help provide you with the necessary due diligence in determining your options.
